Sector 62 becomes the most Popular locality in Noida

Is it the recent Noida and Greater Noida Boards green signal to City Centre to Sector 62 Metro rail projects? Or is it the presence of multi-national companies, shopping malls and reputed schools? Sector 62, along with Sector 50 and 61, remained the most preferred localities in terms of buying and renting in Noida.

One of the established sectors of Noida, Sector 62 is primarily a mix residential and commercial property. With the rapid expansion of Noida, this locality, one of the old ones in the national capital region (NCR) is considered central to important points – shopping malls in Sectors 18 and 25 and commercial areas in Sector 63 (in the vicinity) and Sectors 16, 16 A. Moreover, the area has reputed schools and access to hospitals, five star hotels and a host of local markets.

Property between Rs 60-80 lakh continued to bag the highest demand in Sector 62. We expect property values in Noida to rise. A large number of high-quality commercial, residential and retail projects are being developed in and around sector 74-79 and Expressway which is bound to spill over to other sectors as well.

The average price of a 3 BHK in Sector 62 is Rs 80 lakh-1 crore for a 1250-1400 sq ft size property. For a 2 BHK property, the average values range between Rs 60-80 lakh for about 1200 sq ft of space. Though a number of projects are relatively new (below five years), 70 per cent property in the area are old constructions.

Sector 62 is preferred by end-users investing in property as well as those looking for rental units. It is one of the most self-sustainable sectors in Noida and close to Ghaziabad, Delhi, Greater Noida. The plus point in this locality locality is its proximity to companies such as TCS, CMC, Sapient, IBM, Alcatel Lucent, TechMahindra, Global Logic, HCL, CSC, Erricson and NSN. This makes sure that the locality never sees a dearth of consumers looking for rented property.
